    Compliant Asbestos Surveys for Cafes

As such a considerable element of the food industry, it is vital that cafe buildings are maintained to the highest standard possible. Not only from a food hygiene perspective, but also from a health and safety perspective. Any public building that was constructed before the 1980s may still possess asbestos-containing materials (ACMs), which could potentially pose serious health risks if left in poor condition without any treatment.

It is difficult to determine the presence of asbestos with an untrained eye. This is where we come in. Our licensed asbestos specialists have nearly four decades’ worth of combined industry experience dealing with domestic, commercial and industrial properties.

For communal buildings, such as cafes, it is crucial to remain compliant with the latest Health and Safety Executive (HSE) legislation. As a licensed, specialist asbestos survey company, we have the knowledge and accreditations behind us to assist cafe dutyholders with this. According to The Control of Asbestos Regulations (CAR) 2012, an essential aspect of asbestos management is ensuring the risk is addressed by the building’s duty holder – for the health and safety of not only the staff, but the customers too. We can help keep you and all users of your building safe, as well as support you in remaining compliant with up-to-date health and safety regulations – preventing costly fines or, in more extreme cases, imprisonment.

Providing each customer with a bespoke package of asbestos services, we carry out four types of asbestos surveys for cafes across England, including: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS), Asbestos Removal Management and Asbestos Re-Inspections.

Refurbishment and Demolition Surveys For Cafes

If a current or future refurbishment/demolition is taking place at your cafe, a Refurbishment and Demolition Survey (or an R&D asbestos survey, previously known as a Type 3 asbestos survey) is needed. In comparison to asbestos sampling for example, R&D asbestos surveys generally adopt a more invasive testing procedure. This is because R&D asbestos surveys are usually proposed as a solution for older buildings, as they pose a higher risk of containing ACMs. This method is comprehensive, meaning all areas of the property will be assessed – including floors, walls and ceilings.

Here at Pillars Environmental, we always guarantee 100% compliance with the latest health and safety regulations to our clients. Due to this, it is very important that all staff and customers vacate the premises whilst the R&D asbestos survey is taking place. To give our clients peace of mind, we will only ever extract samples according to the HSG264 Asbestos: The Survey Guide. We will be able to confirm the presence of any ACMs within your cafe once the R&D survey samples have been sent to and tested at a trusted laboratory. Then, we will begin planning the next steps with you, should any course of action need to be taken.

“It is the duty holder’s responsibility to assess the presence, amount, location and condition of any ACMs present within their property. Such properties include all industrial, commercial or public buildings such as factories, museums, warehouses, shops, restaurants, hospitals and schools.”

    Asbestos Management Surveys For Cafes

Asbestos Management Surveys (AMS), previously referred to as Type 2 asbestos surveys, adopt a much less intrusive sampling method than R&D asbestos surveys. This means staff and customers are not required to vacate the premises during the asbestos management survey process.

Our friendly and respectful team will always ensure minimum disruption is caused to the running of your cafe, by aiming to only survey/collect samples from empty or unoccupied areas. Our licensed asbestos specialists will then be able to advise you on how to best manage any ACMs in your cafe accordingly, either through an Asbestos Management Plan or Asbestos Removal Management.

Asbestos Removal Management Surveys For Cafes

Asbestos Removal Management can be a compounded and arduous process. This is where our specialist asbestos consultants come in, helping to make the procedure simpler, smoother and more timely. If our asbestos survey samples detect the presence of ACMs in your cafe, the fundamental next step is to remove the asbestos. That’s why it is recommended by the HSE, that only fully trained and experienced asbestos specialists safely and efficiently manage the ACMs found on your premises.

Our knowledgeable and experienced asbestos consultants will help you navigate through the more complex intricacies of UK health and safety legislation, guiding you through what your obligations are as a dutyholder and advising you on the best course of action to take, in order to not only remain compliant, but also keep all users of your building safe.

    Asbestos Re-Inspection Surveys For Cafes

Depending on the condition of the ACMs, sometimes they are safe to be left in situ, alongside regular compliance checks. This is where our Asbestos Re-Inspection services can help. We recognise that health and safety rules are always changing, which can become a minefield for the designated dutyholder. Our asbestos re-inspection surveys will leave you assured that your cafe is completely compliant with the newest health and safety asbestos legislation.

Asbestos re-inspection services are frequently advised as part of an Asbestos Management Plan, usually as a plan of action to evaluate any ACMs that have been left in situ at your cafe. This is especially significant for cafes that were built before the 1980s, as older buildings pose a higher risk of containing ACMs that may have deteriorated conditions, as well as out-of-date inspection reports.

    Asbestos Surveys For Cafes FAQs

Where is asbestos commonly found in cafes?

According to the HSE, there are several common locations for asbestos to be found in cafes, including but not limited to:

    • Asbestos lagging, commonly used as thermal insulation on pipes and boilers
    • Sprayed asbestos, often used for thermal insulation, fire protection, partitioning and ducts
    • Asbestos-insulating board (AIB) used for fire protection, thermal insulation, partitioning and ducts
    • Ceiling tiles
    • Floor tiles
    • Cement roofing
    • Cement guttering

How long will an asbestos survey take?

No project is the same. Depending on the type of asbestos survey you choose to undertake, the length of each procedure will vary. If your cafe is an older building, it may require a more invasive method, such as an R&D survey, to thoroughly assess the potential presence of any ACMs. It is also vital to assess any ACMs that have been left in situ, which may require re-inspections, in order to evaluate the status of their condition and their potential to cause harm.

What is the cost of an asbestos survey?

Asbestos survey costs can vary significantly depending on the individual requirements of your specific cafe location(s), including: the location of suspected ACMs, any specialist equipment needed, etc.
