Professional, Efficient and Reliable Asbestos Surveys For Warehouses

For all commercial properties, like warehouses and industrial units, built pre-2000 in the UK, it is a legal requirement to carry out an asbestos survey to inspect the risk of asbestos exposure in your warehouse.

No matter whether you are having refurbishment or demolition works undertaken at your warehouse, or it is generally occupied by staff members, it is vital you have the relevant asbestos survey carried out for your warehouse space. As a commercial environment and property, it is the responsibility of the duty holder to manage the risk of asbestos compliantly and therefore help protect those who come into contact with any asbestos-containing materials (ACMs). The ‘duty holder’ could refer to the landlord, building owner or building manager of the warehouse in question. Otherwise the UK Government states you could face steep fines of up to £20,000 or even imprisonment should you not comply with the crucial requirements.

As licensed asbestos consultants who work across both the commercial and domestic sides of asbestos inspection, Pillars Environmental can carry out three types of asbestos surveys for warehouses: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS) and Asbestos Re-Inspections.

Warehouse Refurbishment and Demolition Asbestos Surveys

Refurbishment and Demolition Surveys, also formally known as a Type 3 asbestos survey, are typically required when more significant works are due to take place in your warehouse. As the name suggests, this could include a full or partial refurbishment or demolition.

Contrary to the Asbestos Management Surveys, the R&D survey is an intrusive method of examining asbestos-containing materials within your warehouse. This method employs sampling and inspection techniques to fully determine the presence of ACMs. Because of the methods used during this type of survey, your warehouse will need to be completely vacated from the beginning to the end of the survey.

During inspection, our asbestos surveying team will take samples of any materials suspected to be asbestos-containing, in line with the guidelines set out by the HSG264 Asbestos: The Survey Guide. Once the samples have been extracted from your warehouse, we will send them to an UKAS (United Kingdom Accreditation Service) accredited laboratory for testing. Here, it will be confirmed whether the materials contain asbestos.

There is a “legal duty to manage the risk from asbestos in non-domestic premises”.

    Asbestos Management Surveys For Warehouses

Compared to the intrusive methods used during an R&D survey, the Asbestos Management Surveys for warehouses require less disruptives techniques to inspect the presence of asbestos. Previously regarded as the Type 2 asbestos survey, this type of survey could be better suited to your warehouse if you are unable to vacate the premises for the duration of the survey.

While the specific sampling techniques differ, the processing of the samples remains the same. At Pillars Environmental, we only ever use the most trusted UKAS-accredited labs to process and inspect your warehouse samples, thus ensuring reliable and accurate results. After the confirmation of your warehouse survey test results, our licensed asbestos experts can help you to deal with the ACMs through an Asbestos Management Plan or other asbestos removal management services.

    Warehouse Re-Inspection Surveys

If your warehouse has asbestos-containing materials in a good overall condition, it may be advised that they remain in situ but are checked upon frequently to ensure their condition does not deteriorate. It may be the case that your Asbestos Management Plan underlines the need for regular asbestos re-inspections, and if that is the case for your warehouse, our experts can conduct a re-inspection to confirm said ACMs are not threatening to warehouse workers or visitors.

Should the overall condition of your ACMs change, we will advise on our recommended route of action to ensure compliance with important health and safety measures.
