What is a Pre-Demolition Asbestos Survey?
A pre-demolition asbestos survey is essentially the same as a Refurbishment & Demolition Survey, which aims to locate all asbestos-containing materials (ACMs) in the building (as far as reasonably practicable) before demolition work can legally take place.
Hence, the process requires very thorough visual inspection, which is why intrusive and sometimes destructive sampling methods are involved. This can include:
– Lifting floor coverings and removing ceiling tiles.
– Cutting access hatches and examining concealed spaces.
– Inspecting roofing materials, structural elements, plumbing and fixed equipment.
The premises must be vacant during the survey. If an area cannot be accessed, our surveyors will assume it contains asbestos.

Where Can Asbestos Be Found Pre Demolition?
- Asbestos Insulating Board (AIB): Usually used as fire protection around structural components like steel beams, or as ceiling tiles, partition walls and door panels. Sprayed asbestos coatings are also common, as they were frequently applied to structural components for fire protection from the 1960s-80s.
- Asbestos Roofing: Asbestos cement sheets, roofing sheets, cladding and soffits.
- Textured Asbestos Coatings: E.g. Asbestos in Artex, usually applied to ceilings for a ‘popcorn ceiling’ effect.
- Asbestos Floor Tiles: Particularly vinyl and thermoplastic tiles.
- Asbestos Plumbing: Asbestos boiler insulation, pipes (including flue pipes) and rope seals around boiler doors.
