Efficient, Reliable and Expert Asbestos Surveys For Industrial Units

For all commercial properties such as industrial units and warehouses built before 2000 in the UK, it is a legal requirement for duty holders to carry out an asbestos survey on their premises. This is to inspect the risk of asbestos exposure in your industrial unit.

Whether you are having refurbishment or demolition works undertaken at your industrial unit, or it is frequently occupied by your members of staff, it is essential that you have the relevant asbestos survey undertaken for your industrial unit. As a commercial workspace and property, it is therefore the responsibility of the duty holder to manage the risk of asbestos compliantly and ultimately help protect anybody who may come into contact with present  asbestos-containing materials (ACMs). The ‘duty holder’ could be in reference to the landlord, building owner or building manager of the industrial unit in question. The UK Government stipulates that you could face fines of up to £20,000, or even imprisonment should you not adhere to these important requirements.

Pillars Environmental are licensed asbestos consultants who have vast experience working across the commercial and domestic sides of asbestos inspection. We can carry out three types of asbestos surveys for industrial units: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS) and Asbestos Re-Inspections.

Refurbishment and Demolition Surveys For Industrial Units

Formally known as a Type 3 asbestos survey, Refurbishment and Demolition Surveys are usually needed when more significant works are scheduled to take place within your industrial unit. As the name implies, this could include a full or partial refurbishment or demolition works.

As opposed to the Asbestos Management Surveys, R&D surveys are a more intrusive technique of inspecting asbestos-containing materials within your industrial unit. When undertaking this method, our accredited asbestos consultants employ sampling and inspection techniques to wholly determine the presence of ACMs. Due to the invasive nature of these methods, your industrial unit will need to be completely vacated for the entirety of the R&D survey. During the inspection, our experienced asbestos surveying team will take samples of any suspected ACMs, according to the guidelines defined by the HSG264 Asbestos: The Survey Guide.

Once the samples have been carefully extracted from your industrial unit, we will send them on to an UKAS (United Kingdom Accreditation Service) accredited laboratory for asbestos testing. It will then be confirmed whether the sampled materials are asbestos-containing.

There is a “legal duty to manage the risk from asbestos in non-domestic premises”. The Control of Asbestos Regulation in 2012 (section 4)

Asbestos Management Surveys For Industrial Units

In comparison with the intrusive methods employed during an R&D survey, Asbestos Management Surveys for industrial units necessitate less disruptive techniques to determine the presence of asbestos and its threat. Previously known in the industry as the Type 2 asbestos survey, this survey could be ideal for your industrial unit, especially if you or your staff are unable to leave the premises for the duration of the survey.

While the asbestos sampling methods differ, the processing procedure remains the same. At Pillars Environmental, we only ever utilise the most trusted UKAS-accredited labs to process and inspect your industrial unit samples, always guaranteeing reliable and accurate results. After the confirmation of your industrial unit survey test results, our licensed asbestos experts can help you to manage any ACMs through an Asbestos Management Plan or other asbestos removal management services.

    Industrial Unit Asbestos Re-Inspection Surveys

If you find that you need to investigate the condition of any existing ACMs, then we can provide an asbestos re-inspection service for your industrial unit. If the materials are in good condition, it may be advised that they remain in situ but are checked upon regularly through a re-inspection service. This is to ensure that the ACMs are in line with crucial health and safety legislation, and for your own peace of mind.

Asbestos re-inspections could be an advised course of action in an Asbestos Management Plan if the ACMs are left in situ. The management plan will detail how to best control them within your industrial unit, and often involve re-inspections to ensure the conditions of ACMs have not deteriorated over time.
