    Refurbishment and Demolition Asbestos Surveys For Pubs

    One of two types of asbestos surveys we carry out at Pillars Environmental, a Refurbishment and Demolition Asbestos Survey (or an R&D survey) is legally required for buildings that have significant maintenance, refurbishment/renovation or demolition plans scheduled to take place at the premises. This can apply to the whole building or just one area.

    The aim of an R&D survey is to locate any asbestos-containing materials (ACMs) present before the building is refurbished. This is because significant maintenance, renovation or demolition works can disturb ACM fibres, causing them to be released into the air. When inhaled, these fibres can pose serious health risks (e.g. mesothelioma, asbestosis, lung cancer, etc.)

    An R&D survey generally adopts a visual and invasive testing procedure in order to thoroughly inspect all areas that could contain ACMs, which means the premises must be vacant at all times during the survey. If our consultants suspect a material may contain asbestos, our team will take a small sample of the product in line with HSG264 Asbestos: The Survey Guide. These samples will then be sent to an independent, UKAS-accredited laboratory for testing. These tests will confirm the presence, type and condition of the potential asbestos at hand.

    Asbestos Management Surveys For Pubs

    The second type of asbestos survey we offer, an Asbestos Management Survey (AMS) will locate any ACMs within a building that have the potential to be disturbed during the normal occupancy of the premises. 

    Adopting a much less invasive approach than an R&D survey, an AMS uses modest sampling methods, such as accessing dry risers or removing ceiling tiles for example. This means it is safe for building users to remain on the premises during the survey. To ensure minimal disruption to the running of your pub, our professional consultants will only extract samples from empty or unoccupied areas.

    After the samples have been sent to an independent UKAS-accredited laboratory, the presence of asbestos will be confirmed, as well as the product type and deterioration, asbestos type within the product and whether the material has had any surface treatment (e.g. whether it has been painted, etc.).

    Our licensed asbestos specialists will then be able to advise you on how to best manage any ACMs in your cafe accordingly, either through an Asbestos Management Plan or Asbestos Removal Management.

    • Floor tiles (usually made using asbestos in vinyl)
    • Cement roofing or guttering
    • Asbestos in bitumen (used as an adhesive for asbestos floor tiles)

    How long will an asbestos survey take?
