Compliant Asbestos Surveys for Public Sector Buildings

As a vital element of day-to-day life, it is crucial that public sector buildings are kept in good condition. Not only from a public service standpoint, but also from a health and safety standpoint. Any public building that was constructed or refurbished before the year 2000 still poses a risk of holding asbestos-containing materials (ACMs). If disturbed, or left unchecked, these materials could cause serious health risks for all users of the buildings.

Types of Public Sector Buildings We Work With:

    Museums
    Libraries
    Shops
    Restaurants
    Cafes
    Hospitals
    Schools
    Churches

This is where Pillars Environmental can help you. In accordance with the latest Health and Safety Executive (HSE) legislation, it is the dutyholder’s responsibility to address the risk of asbestos exposure within their premises. As a licensed asbestos survey company, our 35 years of industry experience and specialist asbestos services can support you in remaining compliant and keeping all users of your building safe.

Providing each client with a bespoke package of asbestos services tailored to their site, we carry out four types of asbestos surveys for public sector buildings across England, including: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS), Asbestos Removal Management and Asbestos Re-Inspections.

Refurbishment and Demolition Surveys For Public Sector Buildings

If your public sector building is due to undergo refurbishment or demolition works, a Refurbishment and Demolition Survey (or an R&D asbestos survey, previously known as a Type 3 asbestos survey) is needed. If your public sector building has an older structure, an R&D survey will be recommended, as the invasive testing procedure is a comprehensive solution for the higher risk of containing ACMs that older constructions pose.

During an R&D survey, it is hugely important that all users of the public sector building are vacated from the premises in order to not only guarantee 100% compliance with health and safety regulations, but also in order to keep everyone using the building safe. As licensed asbestos specialists, we will only ever extract samples according to the HSG264 Asbestos: The Survey Guide. Once these samples have been sent to and tested at a trusted laboratory, we will be able to confirm the presence of asbestos within your building and begin planning the next steps with you, should any course of action be required.

“It is the duty holder’s responsibility to assess the presence, amount, location and condition of any ACMs present within their property. Such properties include all industrial, commercial or public buildings such as factories, museums, warehouses, shops, restaurants, cafes, hospitals and schools.”

Asbestos Management Surveys For Public Sector Buildings

Previously referred to as Type 2 asbestos surveys, Asbestos Management Surveys (AMS) involve a much less invasive testing procedure than R&D asbestos surveys. This means it is safe for all users of the public sector building to remain on the premises, if desired, while the survey is taking place.

Our professionally trained team will always carry out asbestos management surveys in the most respectful and considerate way possible, ensuring minimal disruption is caused. To achieve this, our specialist asbestos consultants will only ever survey or collect samples from empty or unoccupied areas of your public sector building. After assessing the status of your building, our specialist team will then be able to advise you on how to best manage any potential ACMs accordingly, either through an Asbestos Management Plan or Asbestos Removal Management.

Asbestos Removal Management Surveys For Public Sector Buildings

Asbestos Removal Management can be a complex and time-consuming process. But, our experienced and knowledgeable team can step in to help make this process simple and efficient. Once the potential ACM samples collected from the Asbestos Management Survey have been tested, it is crucial that the next step you take is asbestos removal.

Keeping in line with HSE recommendations, it is advised that only fully trained and experienced asbestos specialists safely and effectively manage any ACMs detected within your premises. We will also guide you through the deeper details of UK health and safety law, helping you to understand the obligations of a dutyholder and ensuring your building remains compliant, as well as safe, throughout the whole process.

Asbestos Re-Inspection Surveys For Public Sector Buildings

If regular compliance checks are carried out, some ACMs (that are in good condition) can safely be left in situ. Our Asbestos Re-Inspection services can help with this, to keep you safe and compliant.

Asbestos re-inspection services are most often advised as part of an Asbestos Management Plan, usually as a method of assessing any ACMs that have been left in situ at your public sector building. This is especially significant for constructions built before 2000, as older buildings pose a higher risk of containing ACMs with deteriorated conditions and inspection reports that have passed their expiry date.
