    Refurbishment and Demolition Asbestos Surveys

    Refurbishment and Demolition Surveys or R&D surveys (formerly regarded as Type 3 asbestos surveys), are vital for keeping everyone coming in and out of your domestic or commercial building safe. Fulfilling this duty is made simple with our Control of Asbestos Regulation 2012 (section 4) compliant asbestos testing services. Our in-depth planning and management helps you establish if the property is free of any asbestos-containing materials (ACMs), or if it does contain any ACMs, which can now be handled safely and effectively.

    In comparison to asbestos sampling, R&D surveys are much more invasive. Therefore, it is crucial that the site is fully vacated to guarantee total compliance with health and safety regulations and to mitigate the risk of exposure to any suspected ACMs. Our asbestos samples are only ever extracted according to the HSG264 Asbestos: The Survey Guide, to assure fulfilment of legislation and complete safety for those entering and leaving the site, at all times. In terms of our samples, they are always posted to a lab for rigorous asbestos testing – to confirm the status of the potential ACMs. Finally, we will put our extensive industry knowledge to use in order to advise you on the next steps.

    Asbestos Management Surveys

    Asbestos Management Surveys (formerly referred to as Type 2 asbestos surveys) utilise a much less invasive approach than R&D surveys. This is because Asbestos Management Surveys are permitted to be completed whilst users of the building are occupying the premises. Despite this, to ensure minimal disruption to your site, our respectful team will only collect samples in areas that are practically feasible – this may include empty or unoccupied areas.

    Keeping in line with the HSG 264 Asbestos: The Survey Guide, an Asbestos Management Survey must be completed alongside an additional type of asbestos survey, in order to appropriately deduce the presence of ACMs in your building. However, this survey adopts a more moderate procedure – simply involving accessing dry risers, removing ceiling tiles, etc.

    Asbestos Management Plans

    An Asbestos Management Plan (AMP) is a planning process that establishes the set of procedures you will put in place to make sure everyone on entry and exit of your building is safe. To stay compliant with UK legislation, before an AMP is carried out, an asbestos survey must take place – this must be either a Refurbishment and Demolition survey or an Asbestos Management Survey. If any ACMs are found to be present, an AMP will be put in place to include a set of strategies designed to manage and prevent the risks associated with asbestos in your building.

    Given your duty to protect all individuals using your premises, if your commercial building was built before the year 2000, your property must undertake an asbestos survey by an asbestos testing company – to comply with the Control of Asbestos Regulations (CAR) 2012 requirements. Similarly, if any ACMs are located – an AMP is needed.

    Asbestos Re-Inspections

    Our asbestos re-inspection services are carried out by trained professionals who conduct regular inspections of any ACMs in your premises that have been left in situ, due to possessing an overall good condition, to make sure that their status does not deteriorate or pose a health and safety risk. The frequency of re-inspecting the ACMs will depend on whether they are situated within a multiple-occupancy property or not. If they are, re-inspections will need to happen more regularly. In most cases, asbestos re-inspections are best paired with an Asbestos Management Plan.
