Reliable and Efficient Asbestos Surveying Services For Offices
For offices and a wide range of other commercial buildings built pre-2000 in the UK, it is a legal requirement for the Dutyholder to carry out asbestos surveys on their commercial premises. This is to fully investigate the risk of asbestos within your office space and to protect visitors and employees who enter the building.
No matter whether you are having refurbishment or demolition works undertaken at your office, or it is often occupied by staff members, it is an absolute necessity that you have the correct asbestos survey carried out for your office. Being a commercial workspace, it is the Dutyholder’s responsibility to always efficiently manage the threat of asbestos in your office and be aware of any current asbestos-containing materials (ACMs) and their condition.
The ‘Dutyholder’ in question could be the landlord, building owner or building manager of the office space in question. The UK Government denotes that you could face steep fines of up to £20,000 or even imprisonment should you not comply with these regulations. At Pillars Environmental, we are licensed asbestos consultants who have years of experience working across both the commercial and domestic sides of asbestos inspection. We can carry out three types of asbestos surveys for offices: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS) and Asbestos Re-Inspections.

Refurbishment and Demolition Surveys For Offices
Previously known in the industry as a Type 3 asbestos survey, Refurbishment and Demolition Surveys are needed when more drastic works are due to take place within your office and ACMs are likely to be disturbed and exposed if present. As the name suggests, this could include a full or partial office refurbishment or demolition.
Contrary to Asbestos Management Surveys, R&D surveys are a much more intrusive method of examining the ACMs within your office. Because of this, it is vital that your office is completely vacated for the duration of the R&D survey. Whilst we inspect your office, our experienced asbestos surveying team will sample any suspected ACMs according to the strict guidance as defined by the HSG264 Asbestos: The Survey Guide. Once we have extracted and packaged the samples safely, we will then send them on to an UKAS (United Kingdom Accreditation Service) accredited laboratory for asbestos testing. Here, it will then be determined whether the sampled materials do indeed contain asbestos.
"The duty to manage covers all non-domestic premises. Such premises include all industrial, commercial or public buildings such as factories, warehouses, offices, shops, hospitals and schools"
Asbestos Management Surveys For Offices
Unlike the intrusive methods enacted during an R&D survey, Asbestos Management Surveys for offices require less disruptive techniques in order to determine the presence and potential threat of asbestos. Formally named a Type 2 asbestos survey, this survey type could be the best option for your office space, especially if your employees are unable to vacate the premises during the survey.
Though the asbestos sampling methods vary, the processing methods remain the same. We only ever use the most trusted and reliable UKAS-accredited labs to both process and inspect the samples taken from your office, guaranteeing accurate results. Depending on the outcome of the lab results, our licensed asbestos experts can help you to manage any ACMs through an Asbestos Management Plan or other asbestos removal management services.

Office Asbestos Re-Inspection Surveys
Should you need to investigate the condition of any current ACMs in your office, then we can provide an asbestos re-inspection service to suit your needs. If the materials are in a good condition, we may advise that they remain in situ but are reviewed regularly by an asbestos re-inspection service provider. We do this to ensure that the ACMs are aligned with vital health and safety legislation, and for your own peace of mind as the Dutyholder.
Asbestos re-inspections are commonly advised as a course of action in an Asbestos Management Plan if the ACMs are left in situ. The management plan will further detail how to best control them within your office, and often involve re-inspection surveys to ensure the conditions of ACMs have not deteriorated since last checked.
