Asbestos Surveys for Leisure Facilities and Complexes
Much like various commercial properties, such as retail stores, restaurants, hotels, offices and many more, leisure centres and complexes will have an assigned dutyholder who must be aware of any asbestos-containing materials (ACMs) residing within their leisure building.
With a duty to building visitors such as customers, members of the public, maintenance workers and staff members, the Control of Asbestos Regulations, 2012 state that the dutyholder must manage the risk of asbestos exposure within their premises as to uphold their legal obligations.
There are several types of leisure facilities which may have been built before the complete banning of asbestos-containing materials in 2000, meaning that numerous complexes may be at risk of asbestos exposure if the materials begin to deteriorate. This could include, but is not limited to: gyms, cinemas, swimming pools, sports and activities centres.Failure to comply with the vital health and safety regulations could result in heavy fines, and even imprisonment, so it is crucial that the asbestos status of your leisure facility is up-to-date and compliant.
At Pillars Environmental, we are expert asbestos consultants who have decades of experience working across various commercial and domestic sectors. We undertake three types of asbestos surveys leisure centres across England, including: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS) and Asbestos Re-Inspections.

Refurbishment and Demolition Surveys For Leisure
Refurbishment and Demolition Surveys, also formally known as Type 3 asbestos surveys, are needed when significant building works are set to take place within your leisure complex. Often referred to as an R&D survey, this could include either full or partial demolition and refurbishment works to your leisure centre, and any asbestos-containing materials (ACMs) are likely to be damaged or exposed in the process.
When compared with Asbestos Management Surveys, R&D surveys are far more intrusive when inspecting the ACMs. For R&D surveys, it is very important that the suspected locations are vacated whilst the survey is being undertaken, as this will ensure the safety of all building users. Our expert team of asbestos surveyors will take samples of the ACMs within your leisure centre, inline with the important guidance set out by the HSG264 Asbestos: The Survey Guide. We’ll then package and send the potential ACMs to a UKAS (United Kingdom Accreditation Service) accredited lab for professional asbestos testing. From here, it will then be clear whether your suspected materials are indeed asbestos-containing.
‘The duty to manage covers all non-domestic premises. Such premises include all industrial, commercial or public buildings such as factories, warehouses, education, shops, hospitals and schools.’
Asbestos Management Surveys For Leisure
Asbestos Management Surveys for leisure centres utilise less invasive types of investigations and sampling compared with an R&D survey. Once named a Type 2 asbestos survey, an AMS may be a better option for your leisure facility due to its more discreet methods of sampling – especially if no destructive works are set to take place.
The methods of processing will remain the same as an R&D survey, despite the method of sample extraction varying as previously mentioned. At Pillars Environmental, we always work with the most reputable and reliable UKAS-accredited labs to process and inspect the extracted samples. Our asbestos contractors can then advise you on how to best manage any ACMs in your leisure centre through an Asbestos Management Plan or other asbestos removal management services should you decide to take action.

Asbestos Re-Inspection Surveys For Leisure
We can also provide an asbestos re-inspection service for your leisure centre if the ACMs in question need regular checks. Should the ACMs stay in an agreeable condition, we may advise that they remain in situ, but are examined periodically by an asbestos re-inspection service provider like ourselves. By doing this, we can ensure the ACMs are in keeping with important health and safety legislation surrounding asbestos, and for your own peace of mind as the dutyholder.
Asbestos re-inspections are often suggested as a point of action within an Asbestos Management Plan. The management plan will denote how to sufficiently manage the ACMs within your centre and may advise that asbestos re-inspection surveys are undertaken to ensure the condition of ACMs have not deteriorated since last checked.
