Effective Asbestos Surveying Services for Hotels
No matter whether you manage an independent boutique hotel, or an extensive number of hotels across the country, it is essential you’re aware of the asbestos risk within any hotel built before the final ban on asbestos in 1999.
Deemed a non-domestic premises due to the touristic nature of hotels, the Dutyholder of the hotel (or hotels) is legally expected to “take reasonable steps to find out if there are materials containing asbestos in non-domestic premises, and if so, its amount, where it is and what condition it is in” according to the Health and Safety Executive. This is especially relevant in commercial premises, where there are both staff and guests staying within the hotel for prolonged periods of time.
If you are unsure about the state or existence of asbestos in your hotel, it’s vital to have the correct asbestos survey conducted to fully determine your asbestos risk. In addition, if the Dutyholder fails to uphold their responsibility compliantly, then they may be at risk of steep fines, or in more severe cases, imprisonment.
Pillars Environmental are professional asbestos consultants who have decades of experience working across both the commercial and domestic aspects of asbestos inspection. We conduct three types of asbestos surveys for hotels across England, including: Asbestos Refurbishment and Demolition Surveys (R&D), Asbestos Management Surveys (AMS) and Asbestos Re-Inspections.

Refurbishment and Demolition Surveys For Hotels
Previously called a Type 3 asbestos survey, Refurbishment and Demolition Surveys are required when significant works are set to take place within your hotel, and any asbestos-containing materials (ACMs) present are expected to be broken or disturbed. Also known as an R&D survey, this could include either full or partial demolition and refurbishment works to your hotel establishment.
Compared with Asbestos Management Surveys, R&D surveys are typically a more intrusive method of inspecting the ACMs present in your hotel. For R&D surveys. it is essential that the premises be vacated whilst the survey is being conducted to ensure the complete safety of staff and guests. Our expert asbestos surveyors will sample any suspected ACMs in your hotel premises inline with the guidance as set out by the HSG264 Asbestos: The Survey Guide.
Then, we will send the suspected ACMs on to a UKAS (United Kingdom Accreditation Service) accredited lab for asbestos testing. When we receive the results, it will then be determined whether the asbestos samples extracted from your hotel premises are indeed asbestos-containing.
"The duty to manage covers all non-domestic premises. Such premises include all industrial, commercial or public buildings such as factories, warehouses, education, shops, hospitals and schools."
Asbestos Management Surveys For Hotels
Asbestos Management Surveys for hotels use much less invasive methods of determining the asbestos threat to those who work or stay in your hotel. Formally known as a Type 2 asbestos survey, an AMS may be a more suitable option for your hotel establishment, due to its more discreet fashion when compared to an R&D survey.
The processing methods remain the same when it comes to an AMS, even if the method of sample extraction varies depending on which survey you choose. At Pillars Environmental, we work alongside the most reliable UKAS-accredited labs to process and inspect the samples extracted from your hotel premises. Our professional asbestos contractors can then advise you on how to best manage any ACMs through an Asbestos Management Plan or other asbestos removal management services.

Hotel Asbestos Re-Inspection Surveys
In some cases, we can offer a regular asbestos re-inspection service for your hotel if the ACMs require frequent checks. If the ACMs have remained in good condition, we may advise they remain in situ as a result, but are regularly examined by an asbestos re-inspection service provider like ourselves. By doing this, we are ensuring the ACMs are aligned with important health and safety legislation surrounding asbestos, and for your own peace of mind as the dutyholder.
Asbestos re-inspections are often recommended as a course of action in an Asbestos Management Plan, if the ACMs remain in situ. The management plan will detail how to best manage the ACMs within your hotel, and include re-inspection surveys to ensure the condition of ACMs have not deteriorated since last examined.
