    Refurbishment & Demolition Asbestos Surveys

    Refurbishment and Demolition Surveys or R&D surveys (previously known as Type 3 asbestos surveys), are a legal requirement for dutyholders if their building is due to be refurbished or demolished, or have significant maintenance works undertaken.

    This is because, if there are any asbestos-containing materials (ACMs) present within the fabric of the building, all of the above works could disturb or damage these materials, causing their fibres to be released into the air. If these asbestos fibres are inhaled, this can lead to serious health issues, ranging from mesothelioma or lung cancer, to asbestosis or pleural thickening.

    This is why R&D surveys adopt an invasive, visual approach in order to thoroughly examine the premises, meaning the site must be fully vacated during the survey to ensure 100% safety and compliance. As accredited asbestos surveyors, our team will only ever extract asbestos samples in accordance with the HSG264 Asbestos: The Survey Guide

    Once our asbestos consultants have completed the R&D survey, these samples are always posted to an independent, UKAS-accredited laboratory for rigorous asbestos testing and analysis. This will confirm the presence, extent, type, and condition of the potential ACMs at-hand. Finally, we will work with you to decide on the next steps, always keeping safety and compliance in mind.

    Work with particular asbestos-containing materials can only be carried out by somebody who holds a licence issued by the HSE.

    Asbestos Management Surveys

    On the other end of the spectrum, Asbestos Management Surveys (formerly referred to as Type 2 asbestos surveys) require a much less visual and intrusive sampling method than R&D surveys, e.g. removing ceiling tiles or accessing dry risers. This type of survey aims to identify any ACMs that could be disturbed during the normal occupancy of the building.

    This means an Asbestos Management Survey can be completed while building users are on the premises. However, to guarantee minimal disruption is caused to your site, our accredited asbestos surveyors will only collect samples from empty or unoccupied areas of the building.

    Asbestos Management Plans

    An Asbestos Management Plan (AMP) sets out the control measures a dutyholder will implement within their premises in order to ensure all building users are safe from the risk of asbestos exposure. 

    In order to remain compliant with the latest UK legislation, before an AMP is carried out, an asbestos survey must take place. If the presence of asbestos has been confirmed, an AMP should be put in place to plan out the processes you as a dutyholder will undertake in order to effectively manage and prevent the risks associated with asbestos in your building.

    Additionally, if your building pre-dates the year 2000, it is a legal requirement for an asbestos survey to be carried out. If asbestos is confirmed, our licensed asbestos specialists will recommend either an Asbestos Management Plan, Asbestos Removal Management, or Asbestos Re-Inspections.

    Asbestos Removal Management

    Asbestos removal and repair is recognised as one of the more complex and time-consuming elements of asbestos management. That’s why the HSE stipulates that work with certain ACMs should only be carried out by HSE-licensed asbestos contractors. But, how do you find the right team for your site?     Asbestos Re-Inspections

    If confirmed ACMs at your premises are in good condition, sometimes it is safer to leave them in situ, with regular compliance checks carried out. 

    This is where our Asbestos Re-Inspection services come in. Our accredited asbestos surveyors will regularly monitor the ACMs to ensure that their condition does not deteriorate, or pose a health and safety risk. The necessary frequency of these re-inspections will vary depending on whether they are located within a multi-occupancy property or not. If they are, re-inspections will need to happen more regularly. 

    In most cases, Asbestos Re-Inspections are best paired with an Asbestos Management Plan.
