Thorough, professional and compliant asbestos surveys for the industrial sector

Health and safety is a key concern for those in the industrial sector and a part of this is acknowledging the risk of asbestos-containing materials (ACMs) on site. If you are planning any refurbishment, maintenance or demolition works on your industrial property, such as an industrial unit, it is a legal requirement to have an asbestos survey undertaken before works begin. In doing so, you can ensure that visitors to the site and staff remain protected from asbestos exposure. Failure to comply with these requirements may result in heavy fines or even imprisonment.

As a duty holder of an industrial property (being a manager, landlord, owner or otherwise) it is your duty to ensure that the threat of asbestos is kept as low as possible. Pillars Environmental have been helping duty holders like yourself manage asbestos in a safe and compliant manner for over 10 years. Our asbestos consultants can offer expert advice and are trained to undertake even the most complex industrial asbestos surveys.

Industrial Refurbishment and Demolition Asbestos Surveys

Formally known as the Type 3 asbestos survey, Refurbishment and Demolition surveys are required when larger works are due to take place, for example refurbishments or demolitions as the name suggests.

The Refurbishment and Demolition survey is an intrusive survey type, which uses thorough sampling and inspection techniques to determine the presence of asbestos within your industrial building. Due to the intrusive nature of this survey, the building must be vacant at all times. Our asbestos surveying team will take samples of any suspected asbestos-containing materials (ACMs) in line with the guidance set out in the HSG264 Asbestos: The Survey Guide. These samples are then sent to UKAS (United Kingdom Accreditation Service) accredited labs for testing where the presence of asbestos in the materials will be confirmed or denied.

There is a “legal duty to manage the risk from asbestos in non-domestic premises”.

The Control of Asbestos Regulation 2012 (section 4)

    Industrial Asbestos Management Surveys

Unlike the Refurbishment and Demolition Surveys, the industrial asbestos management surveys undertaken by Pillars Environmental are less intrusive. Asbestos management surveys were previously known as the Type 2 asbestos survey and their less disruptive nature means that they are more suited for industrial buildings (such as warehouses) which will remain occupied for the duration of the survey.

Although the sampling techniques differ, the processing of these samples remains the same. Pillars Environmental only uses the most trusted UKAS laboratories to ensure reliable and accurate survey results. Once these results have been confirmed, our experts can help you manage your asbestos materials through an asbestos management plan and asbestos removal management services.

    Industrial Re-Inspection Surveys

For some asbestos materials in good overall condition, it may be advised that your ACMs remain in situ but are checked regularly to ensure that the condition does not deteriorate. If your asbestos management plan highlights the need for regular asbestos re-inspections, our experts can revisit your site as often as required to ensure that the located ACMs are not posing a risk to staff members or visitors to your industrial building.

Should the condition of your ACMs change, we can advise on the best route of action to take to ensure health and safety measures are met.

Industrial asbestos survey frequently asked questions (FAQs)

When is an industrial asbestos survey needed?

You may require an asbestos survey for your industrial building if: you have refurbishment or demolition (either full or partial) works planned, your building was constructed before 2000 or ACMs are already present and require checks. These are not exclusive reasons however, and surveys can be required for many reasons.

How long will an industrial asbestos survey take?

The length of the survey will depend on the type of survey being undertaken and the size of your property. For larger properties requiring a refurbishment and demolition survey, the process is likely to take much longer.

How much do the industrial surveys cost?

The cost of your asbestos survey will also vary depending on the survey type and size of the property. It will also be influenced by the location of the suspected ACMs, for example will any specialist equipment be required to access the suspect ACMs for sampling?
