Asbestos Surveys in Castlefield

At Pillars Environmental, we carry out two kinds of asbestos surveys:

  1. Refurbishment and Demolition Asbestos Surveys.
  2. Asbestos Management Surveys.

The Refurbishment and Demolition Asbestos Survey (R&D Asbestos Survey) is needed if your building was constructed before the year 2000 and refurbishment/demolition works are due to occur. The R&D survey is undertaken with visual and intrusive techniques. Therefore, we require access to all areas of the site where there could be potential ACMs present.

Adopting a far less invasive approach, an Asbestos Management survey involves testing materials while the building will likely remain occupied – only in areas where access is available. If access is proving difficult, it will be presumed that asbestos is present. If material is found to have asbestos, all other similar materials will be presumed to be containing asbestos too.

Asbestos in Castlefield

Castlefield is an inner-city conservation area located at the south-west of Deansgate and is known as the industrial and Roman heart of Manchester. Castlefield is home to a Roman fort, networks of canals, old mills, sophisticated restaurants and a wide range of accommodation.

From the 1830s onwards, a network of railways infiltrated the Castlefield area, many on multi-arch viaducts. The area became an industrial hub and a base of engineering, cotton mills and warehouses. In fact, Castlefield is home to the world’s oldest warehouse which opened in 1779 and was used for lifting coal from barges and up onto street level.

However, with industrial growth came a higher risk of asbestos as the material was commonly used to lag heated pipes and boilers. This meant asbestos lagging was widely found surrounding factories in Manchester. In fact, many factory workers had to carry, cut and drill asbestos sheets from factories to building sites – posing a serious health risk for these workers.

Asbestos Claims in Castlefield

Castlefield, Manchester is renowned for its industrial past. This is no surprise due to its many contributions during the Industrial Revolution (1760-1840) and the city being known as the birthplace of textile manufacturing. This meant asbestos was widely used in several sectors throughout the 19th and 20th centuries.

Due to the heat-insulating qualities of asbestos, the material was widely used to lag heated pipes and boilers. This meant many construction workers will have handled asbestos lagging, sheets and ceiling tiles, which caused a high level of exposure to asbestos during their working life.

In fact, a joiner named George in the 1970s worked on the construction of flats in Atherton, near Bolton. This involved boxing in soil pipes with asbestos sheets when constructing bathrooms. Decades later, in December 2018, George began to feel breathless. His GP diagnosed him a year later with a  type of asbestos-related cancer (affecting the lining of the lungs) – mesothelioma. The law firm, Leigh Day, managed to compensate George with a six-figure settlement.

According to the Health and Safety Executive (HSE) and the Control of Asbestos Regulations (2012), the dutyholder of a building is legally obliged to manage any asbestos-containing materials within their premises.

How long does an asbestos survey take in Castlefield?

No two projects are the same. How long an asbestos survey takes depends on the type of survey needed, the age of the building, the size of the building, etc.

If your building is an older construction, it may require a more time-consuming and invasive method, such as a Refurbishment & Demolition Survey, in order to thoroughly assess the potential presence of any ACMs. Whereas, if your building is slightly newer, it may require an Asbestos Management Survey which takes on a less invasive and slightly faster approach.
