    Refurbishment & Demolition Asbestos Surveys

    Refurbishment and Demolition Surveys, or R&D surveys (formerly known as Type 3 asbestos surveys), are a legal requirement for dutyholders if their building is due to be refurbished, renovated, or demolished, or have significant maintenance works undertaken on-site.

    An R&D survey is a legal requirement due to the dangerously increased likelihood of potential asbestos-containing materials (ACMs) within the fabric of the building becoming disturbed or damaged, and their fibres becoming airborne in this process. Inhalation of asbestos fibres poses serious health risks, including mesothelioma, lung cancer, asbestosis, pleural thickening, etc.

    Given the high risk, an R&D survey utilises an intrusive and highly visual approach as a method of thoroughly inspecting the premises. As accredited asbestos surveyors, our team will always ensure there are no health and safety or compliance risks during our surveys. This means the site must be fully vacated during an R&D survey. 

    Once our asbestos inspectors have completed the survey, the samples are always sent to an independent, UKAS-accredited laboratory for rigorous testing and analysis. The laboratory will then confirm the presence, extent, type, and condition of the potential ACMs with us. Subsequently, we will inform you of the results and work with you to decide on the best course of action, always keeping safety and compliance in mind.

    Asbestos Management Surveys

    Contrastingly, an Asbestos Management Survey (abbreviated to AMS, once referred to as a Type 2 asbestos survey) requires a much less visual and invasive sampling method in comparison to an R&D survey. This will often include discreet inspections with minimal disruption caused to the site, e.g. removing ceiling tiles or accessing dry risers. The primary aim of an AMS is to identify any ACMs that could be disturbed during the normal occupancy of the building.

    Posing a much lower risk, this means it is safe for building users to remain on the premises during the asbestos inspection. To give you complete peace of mind, our professional asbestos inspectors will only collect samples from empty or unoccupied areas of the building.

    Asbestos Management Plans

    An Asbestos Management Plan (AMP) maps out the control measures a dutyholder will implement within their property in order to ensure all building users are safe from the risk of asbestos exposure. 

    To guarantee you remain compliant with all up-to-date UK regulations, before an AMP is carried out, an asbestos survey must take place. If the presence of asbestos has been confirmed, an AMP should be put in place to begin planning the control measures the dutyholder will put in place to safely and effectively manage and prevent any asbestos-associated risks within the premises.

    Furthermore, if you own a building that was constructed or renovated before the year 2000, you are obligated by the law to carry out an asbestos survey at your premises. If the presence of asbestos is confirmed by an accredited laboratory, our licensed asbestos inspectors will recommend either an Asbestos Management Plan, Asbestos Removal Management, or Asbestos Re-Inspections as the next course of action.

    Asbestos Re-Inspections

    If one of our asbestos surveys confirms the presence of ACMs at your property, but they are in a good condition and have not yet deteriorated, sometimes it is safer to leave them in situ – as long as regular compliance checks are carried out by trained and competent asbestos inspectors.

    This is where our trusty Asbestos Re-Inspection services come in. Our certified asbestos inspectors will monitor the ACMs on a regular basis to ensure that their condition does not deteriorate, or pose a health and safety risk to building users. How often these re-inspections will need to take place depends on whether they are located within a multi-occupancy property or not. If they are, re-inspections will need to happen more often. 

    As a rule of thumb, Asbestos Re-Inspections are best paired with an Asbestos Management Plan.
